Service overview
Handyman & Property Maintenance in Southend-on-Sea: what's involved.
What it is
General property maintenance covers the jobs that keep a home working: repairs, small plumbing fixes and replacements, internal door fitting and adjustments, shelving and storage, painting touch-ups, flooring repairs and smaller improvement projects.
Who it's for
Homeowners with a list of jobs that never gets shorter, landlords who need reliable upkeep between tenants, and anyone who wants small jobs done by someone tidy, punctual and careful.
When you need it
When a tap drips, a door sticks, a shelf needs putting up, sealant needs replacing, or a room needs a quick refresh. Getting small jobs done promptly stops them becoming bigger ones.
Why professional help matters
Small jobs done badly cause big problems: an overtightened fitting that splits, a shelf that pulls out of plasterboard, a leak that returns. Doing it right first time is cheaper than doing it twice.

The cost of waiting
What happens if it's left, or done badly.
A dripping tap wastes water, a failing seal lets water behind tiles, and a sticking door wears its hinges and frame. Left alone, these small faults turn into repairs that cost several times more.
Risks that escalate
- Hidden water damage from minor leaks
- Damaged walls from poorly fixed shelving
- Doors and frames wearing out from misalignment
- Small defects putting off buyers or tenants
- Safety issues from loose fixtures
Common mistakes we see
- Waiting until several things fail at once
- Using the wrong fixings for plasterboard walls
- Hiring someone without clear rates upfront
- Patching over a leak rather than fixing the cause
- Leaving landlord maintenance until tenants complain

In detail
Materials, methods and the work we cover.
Typical maintenance jobs we take on include:
How we do it
We diagnose the cause before fixing the symptom. A dripping tap may need a new cartridge rather than a washer; a sagging shelf may need fixing into studs. Jobs are completed with the right materials and tidy finishes.

- Taps, valves, washers and sealants
- Internal doors, hinges and handles
- Shelving, brackets and storage units
- Paints and fillers for touch-ups
- Flooring trims and thresholds
- Correct fixings for plasterboard, masonry and timber

Getting the most from a visit
The £80 call-out includes the first hour of labour, so grouping jobs is the most cost-effective way to book. Send your list in advance with photos if possible. That lets us bring the right parts and fixings, and keeps time on site focused on the work rather than trips to the merchant.
When a small job is a bigger problem
Some repairs reveal more: a loose tile that hides a failed seal, a damp patch from a slow leak, a sticking door caused by a dropped floor. When that happens we'll explain what we've found and the options, from a temporary fix to a full repair on a fixed quote. You decide; nothing is added without your agreement.
Maintenance for landlords
Prompt, tidy repairs keep tenants happy and protect the property. We handle upkeep between and during tenancies, from dripping taps and door adjustments to decorating touch-ups and flooring repairs, with clear hourly rates so costs are predictable.
Who carries out the work
PCR is owner-led. Jordan Thomas manages every project personally and works on site, supported by a trusted network of electricians, plasterers, carpenters, decorators and tilers chosen to suit each job. Before founding the company, Jordan spent around nine years in mechanical engineering, specialising in plumbing and heating, and progressed into managing projects. That background shapes how work is planned: services first, surfaces prepared properly, and each stage checked before the next begins.
